The current building stock at Nieuw Unicum is fragmented and outdated. The masterplan proposes a phased replacement with new facilities that are energy-efficient, circular, and better aligned with evolving care needs. Housing, healthcare, and daytime activities are brought together in a coherent spatial structure that allows for flexibility and future adjustments.

The site is designed as a campus with an open, park-like setting. Buildings and outdoor spaces are arranged to ensure that residents, care providers, and visitors can move around safely and comfortably. In addition to residential units, there will be collective facilities such as treatment areas, spaces for daily activities, meeting points, and amenities for leisure. These functions strengthen both the internal cohesion and the relationship with the surrounding community.

​Sustainability is a guiding principle. Timber construction, circular materials, and energy-neutral buildings form the foundation. The landscape design addresses climate adaptation, biodiversity, and the creation of a healthy living environment. A phased development process ensures that care provision continues uninterrupted throughout the transition.
